What to Know Before You Buy in Lone Tree
- HOA dues are universal and meaningful in master-planned sections. RidgeGate, Heritage Hills, and most other named neighborhoods have dues that fund amenities — not optional, and they vary by sub-community.
- Light rail commute to downtown is real, but the door-to-door is closer to 50 minutes than 30 once you account for the walk and wait. The DTC commute is the genuinely fast option.
- New construction in RidgeGate is still being absorbed. Resale comps shift as new phases deliver, which can complicate pricing on a 2–3-year-old home.
