Overview

Highlands Ranch is one of the most comprehensively planned communities in the country, with four HRCA recreation centers, the 8,200-acre Backcountry Wilderness, and 70+ miles of trails knit through the development. Buyers tend to land here for the package: well-maintained streetscapes, Douglas County School District access, and proximity to the Denver Tech Center without giving up suburban space.

What Makes Highlands Ranch Stand Out

  • Four HRCA recreation centers with pools, fitness, and tennis
  • 70+ miles of maintained trails through open space
  • Douglas County School District serves the entire community
  • Well-maintained streetscapes and strong HOA infrastructure

Housing Snapshot

The market is dominated by 1980s–2000s master-planned single-family homes, with a meaningful share of townhomes and a smaller pocket of condo product near retail nodes. The newest construction is concentrated in BackCountry on the south end. Mid-range single-family in the $600K–$900K band turns over fastest; entry-level inventory under $500K is genuinely scarce.

Areas Within Highlands Ranch

  • Northridge
First phase of development; the most accessible entry point to Highlands Ranch, generally older stock.
  • Westridge
Mid-1980s neighborhoods on the west side, mature trees, closer to C-470 and South Suburban parks.
  • Eastridge
1990s–2000s neighborhoods with strong access to Town Center retail and Highlands Ranch Parkway.
  • BackCountry
Newest construction, gated, sitting against the 8,200-acre Backcountry Wilderness preserve.

What to Know Before You Buy in Highlands Ranch

  • Strong HOA structure adds real monthly cost. HRCA dues fund the four rec centers, trails, and event programming, but the line item is non-optional.
  • Commute math depends on where you work. The Denver Tech Center is 15–20 minutes door to door; downtown Denver is a 30–45 minute I-25 trip in rush traffic. If you commute downtown, run the drive at 7:30 a.m. before you commit.
  • Inventory moves quickly. With a 15-day average days-on-market in the most active price bands, expect to make decisions inside 24–48 hours on homes priced right.
