- Strong HOA structure adds real monthly cost. HRCA dues fund the four rec centers, trails, and event programming, but the line item is non-optional.
- Commute math depends on where you work. The Denver Tech Center is 15–20 minutes door to door; downtown Denver is a 30–45 minute I-25 trip in rush traffic. If you commute downtown, run the drive at 7:30 a.m. before you commit.
- Inventory moves quickly. With a 15-day average days-on-market in the most active price bands, expect to make decisions inside 24–48 hours on homes priced right.
