  • School district splits at the address level. The same street can change districts mid-block, and the difference materially affects resale. Pull district maps before you tour.
  • Most of the housing stock is now 25–50 years old. Budget separately for HVAC, roof, and electrical updates on homes that have not been renovated — many sellers price as if updates are done when they are not.
  • Property taxes vary noticeably between Arapahoe County tax districts within Centennial. A home a mile apart can have meaningfully different annual costs.
