Parker has grown from a small ranch town into one of Douglas County's largest cities while keeping a recognizable historic Mainstreet at its core. What to Know Before You Buy in Parker
- E-470 is a toll road. The DIA and DTC commutes are convenient via E-470 but add ~$3–$6 each way. Build that into your monthly cost calculation.
- Continued construction means continued traffic and noise on the south end. If quiet is a priority, focus on closed-out phases (Stonegate, Pinery, original Stroh Ranch) rather than active-build areas.
- Most newer subdivisions have HOA dues plus metro-district fees on the property tax bill. Combined, those line items can add $200–$400/month over base ownership cost — meaningful at the $650K median.
