Most renovation projects don't pay back. Staging and photography do — every time. Here's how to think about both.

Why staging works

Buyers can't picture themselves in a half-empty house. They also can't picture themselves in a fully-furnished house that screams "this is the seller's life." Staged homes split the difference: warm but neutral, lived-in but aspirational. Staged homes sell for 3-7% more, on average, in our market.

What good photography costs and why it's worth it

Real listing photography — wide-angle interiors, dusk exteriors, drone, and a walkthrough video — runs $600-$1,200 in Denver. The difference between professional photos and an iPhone walkthrough is roughly 40% more online clicks. More clicks means more showings. More showings means more offers.

The 48-hour rule

Don't list until staging is done and photos are back. Listings that go live with placeholder photos and "professional photos coming soon" lose their first-impression window. Wait two days. List once.
