Relocating to Denver in 2025: The Practical Guide

Coming from out of state? Here's what locals wish you knew before you started shopping.


Denver is one of the top relocation destinations in the country. If you're moving here from out of state, here's the cheat sheet locals would give you.

Pick your commute first

I-25 and I-70 traffic are no joke. Decide where you (and your partner) need to be most mornings, and work outward from there. A 12-mile commute can be 20 minutes or 70 depending on which side of which highway you're on.

The microclimate thing is real

Snow on the west side of town is a different sport from snow on the east. South Denver gets more sun. Boulder gets more wind. North gets more cold snaps. Spend a weekend driving through neighborhoods at different times of day.

HOAs and metro districts

Many newer Denver suburbs are inside metro tax districts that layer additional tax on top of standard property tax. It's not hidden — but your out-of-state agent probably doesn't know to look for it. Ask about it on every property.

Inspect for radon, every time

Colorado is a high-radon state. Mitigation is cheap (~$1,200) but you want to know up front. Many homes already have a system; others should.

Most people who move here love it. The ones who don't usually picked the wrong neighborhood, not the wrong city. Spend the time up front.
