Sold prices from the last 60 days, in the same school zone, within 0.5 miles, and adjusted for square footage and condition. Zestimates are not comps. Your neighbor's list price is not a comp. Be ruthless.

The pre-list inspection conversation

For homes over 30 years old, a pre-list inspection costs about $500 and prevents the buyer from using surprises as leverage later. We typically recover 3-5x that cost in the negotiation.
