The Fall Market Shift: Why September Often Beats Spring

Fewer listings, but also fewer competing buyers — and motivated sellers. Why fall can be the smartest time to buy in Denver.


The spring market gets the headlines, but every Denver agent I respect quietly tells their clients: if you can swing it, buy in the fall.

The math

September through early November sees roughly 30-40% fewer competing buyers than April-June. Inventory dips too, but not as much. The math favors the buyer.

Sellers in fall are different

Spring sellers are testing the market. Fall sellers usually need to move — job, family, financial. That motivation shows up in negotiations: more willingness to cover closing costs, more flexibility on possession dates, more reasonableness on inspection items.

The catch

Selection is narrower. If your search criteria are specific — five-bed in a single school zone with a finished basement — you may have to wait for spring anyway. But for buyers with some flexibility, fall is where the deals live.

One tactical note

If you find the house in October, close before December 1. Lenders, inspectors, and movers all get stretched thin in the last three weeks of the year. Closing in early December is doable but tight.
