- The Adams/Jefferson county line and three school districts mean addresses 200 yards apart can have different taxes, services, and feeder schools. Verify all three before offering.
- Most of the housing stock is 30–50 years old. Mid-century systems (HVAC, electrical, sewer) are common deferred-maintenance items. Inspections and inspection budgets matter.
- The US-36 commute is the city's primary value proposition, but it can be unpredictable in winter weather and during corridor construction. Test the drive before relying on a specific time estimate.
