- Hwy 93 is windy. The corridor between Arvada and Boulder closes regularly in winter for high-wind events. If you commute to Boulder, build that variability into your planning.
- Olde Town and surrounding blocks have the oldest housing stock in Jefferson County. Pre-1940s construction means original sewer lines, knob-and-tube remnants, and structural quirks. Inspections matter.
- The eastern (Adams County) sliver of Arvada has different tax rates, school district, and services from the Jefferson County majority. Confirm which side of the line a property sits on.
