What to Know Before You Buy in Aurora

  • The size of Aurora cannot be overstated. The west side near Anschutz functions as a different market than Saddle Rock luxury, which functions differently than new-build Painted Prairie. When evaluating Aurora, narrow the search to a specific sub-area before comparing prices.
  • School district variation is the largest of any single metro city. Cherry Creek versus Aurora Public Schools versus Douglas County are very different decisions, and the boundaries shift across the city. Verify by address — and understand that district differences materially affect resale.
  • Newer eastern subdivisions universally have HOA dues plus metro-district fees. Older western neighborhoods generally don't. Compare carrying costs carefully when comparing inventory across the city.
