• The city is genuinely small — about half a square mile. Inventory is thin and sales are infrequent. If you need to be in Edgewater specifically, expect a longer search and limited comparable sales for valuation.
• Pre-1960s housing stock is the norm. Original electrical, plumbing, and sewer infrastructure require careful inspection — especially on bungalows that present well cosmetically.
• Walkability is real but compact — most of the city is within 10 minutes of Edgewater Marketplace. Cars are still essential for most workplaces and amenities outside that radius.
